Essential services.
Built to last.

Pest control, backflow & water safety, and fire protection — delivered with disciplined operations and long-term accountability.

Who We Are

Built to operate,
not just to own.

We started Rincon Service Group because we saw a gap: essential service businesses with loyal customer bases and strong recurring cash flows, owned by founders who'd built something real — but with no clear path forward when it came time to step back.

Our approach is straightforward. We acquire well-run compliance service businesses, keep the teams and culture intact, invest in shared infrastructure, and build a platform that's worth more than the sum of its parts.

No quick flips. No financial engineering. We're here for the long term — in the same communities our businesses serve.

01 — Our Focus

Compliance-driven services

Rincon Service Group operates essential service businesses that communities depend on. We focus on recurring, compliance-driven services where reliability matters more than marketing. Our model prioritizes disciplined operations, documented processes, and long-term accountability over short-term optics.

02 — Our Geography

Santa Barbara, San Luis Obispo, and Ventura counties — three growing commercial markets where we live, work, and have deep roots.

03 — Our Model

Operator-first ownership

We're hands-on partners, not passive investors. We stay involved in operations, share infrastructure, and take a long-term view on building value.

Our Team

Central Coast through and through.

We're not outside investors who discovered the Central Coast on a spreadsheet. We grew up here, raised families here, built careers here. When we say we're invested in this community, we mean it in every sense of the word.

Our Community
Why It Matters

Both partners have families rooted on the Central Coast — kids in local schools, involvement in local business communities, and a genuine stake in the long-term health of this region. We're not looking for a quick win. We're building something here because this is home.

Investment Thesis

Why compliance services?

The best businesses aren't always the most visible. We've built our thesis around mandated services that commercial properties must have — regardless of economic conditions — where the right operator can build durable, lasting value.

Non-discretionary demand

Pest control, backflow testing, and fire protection are legally required. Demand doesn't evaporate in a downturn — it's structural, not cyclical.

Recurring revenue base

Annual contracts and mandatory renewal cycles create predictable cash flows — the kind that support patient, long-term investment decisions.

Fragmented ownership

Most compliance service businesses in the Central Coast are small and founder-owned. No dominant consolidator exists — creating real acquisition opportunities at sensible valuations.

Succession gap

Many owner-operators are approaching retirement with no established exit path. We offer a thoughtful alternative to a third-party sale or simply shutting the doors.

Platform economics

Businesses sharing the same customer base can share back-office infrastructure and cross-sell naturally — improving margins across the portfolio over time.

Deep local knowledge

We're not looking at this market from the outside. We know the tri-county area, its regulators, its commercial property landscape, and its business community.

How We Operate

Our approach to building a platform.

We're deliberate about how we grow. Each acquisition has to make sense on its own and as part of the broader platform.

01

Acquire businesses with proven fundamentals

We target established operators with recurring revenue and a loyal customer base. We're not turnaround investors — we buy good businesses and make them better.

02

Keep the teams and the culture

The people and relationships that make a service business valuable don't transfer through a spreadsheet. We retain field teams, maintain customer relationships, and preserve what the founder built.

03

Invest in shared infrastructure

Scheduling, fleet management, compliance reporting, back-office finance — these don't need to be duplicated across every business. We build once and share across the platform.

04

Grow the platform, not just the businesses

A property manager who trusts us for pest control is a natural candidate for backflow testing. Multiple mandated services under one roof creates stickier relationships and higher lifetime value.

Focus Areas

Where we invest and operate.

Three categories of mandated compliance services — each with structural demand, recurring revenue, and natural cross-sell opportunity within the same commercial property customer base.

Commercial Pest Control

Our anchor vertical. Licensed, recurring, relationship-based — with high customer retention and strong platform economics as the foundation of the RSG portfolio.

Anchor Vertical

Backflow Testing

State-mandated annual certification. Highly adjacent to our pest control base — same property managers, same service cadence, natural cross-sell.

Growth Vertical

Fire Protection Inspections

Code-required life safety inspections for commercial and multi-family properties. Recurring certification cycles, regulatory tailwinds, same customer base.

Thinking about
what's next?

If you've spent years building a pest control, backflow, or fire protection business and you're starting to think about your next chapter — we'd like to talk. Not to pressure you. Just to have an honest conversation.

We're not a typical buyer. No outside investors pushing us toward a quick exit. We don't cut staff to improve margins on paper. We're here to preserve what you built and grow it responsibly.

Conversations are always confidential. No commitment, no timeline pressure.

What we look for in a partnership
  • Established commercial pest control, backflow, or fire protection business in the tri-county area
  • Primarily commercial customer base with recurring service agreements
  • Owner-operator who cares about their team's future and the legacy they've built
  • Stable, trained field team with institutional knowledge worth preserving
  • Licensed and in good standing — we buy great businesses, not turnarounds
  • $500K–$3M in annual revenue — quality and fit matter more than size
"The best service businesses aren't built on clever financial structures — they're built on trust, reliability, and showing up when it matters. That's what we're building."
